Summary

I sit on the consultant side of ELV and ICT delivery. My job is to check what the contractor proposes against the issued for construction package and the specification, then hold the line on quality until every system is tested, integrated and handed over clean.

Sixteen years of that has covered fire alarm and voice evacuation, BMS and BACnet integration, guest room management, access control, CCTV, public address, master clock, broadcast studio infrastructure, structured cabling and fibre backbone, data centre and telecom rooms, IPTV and IP network architecture.

The work itself is shop drawing review, material approval requests, method statements and inspection test plans, witnessing factory and site acceptance tests, and keeping quality tight through site observation reports and non conformance reports. Alongside that I run ELV and ICT engineers on site, report progress to the client and the project management consultant, and bring Saudi national engineers up to speed.

Diriyah Company. Ultra luxury resort, hotel and branded residences

Amansamar is the Aman Group destination inside the Wadi Safar master plan at Diriyah, set on a desert escarpment near the At-Turaif heritage site. The architecture is Najdi in character with a minimalist hand, designed by Jean-Michel Gathy of Denniston Architects. I run the consultant side of the ELV and ICT scope across the villas, the hotel keys and the back of house.

I handled the ELV and ICT design and review scope across the building set.

KAP2 is a large self contained community built for the Ministry of Interior in Riyadh. The housing alone runs to five blocks, each block holding six residential buildings, each building five floors with four flats per floor. Around the housing sits everything a community needs, from a mosque and a stadium to a medical centre and a mini mall, all tied together by district infrastructure. I covered the ELV and ICT scope across the whole site.

King Abdullah Financial District is Riyadh's financial centre, a 1.6 million square metre development of around 95 buildings drawn by 25 international architecture firms, and the largest LEED ND platinum certified project in the world. I worked on Parcel 1.15, a high rise tower running three basement levels and a podium ground floor up to 65 floors. The ELV and low current fit out on a tower of that height is a vertical logistics exercise as much as an engineering one.

King Saud University, Riyadh. New university campus

The Female Students Campus at King Saud University was one of the largest education projects in the Kingdom, built across roughly 1.23 million square metres with 34 major buildings and around 479 laboratories, designed for 30,000 students at a reported cost of SAR 8.3 billion. Facilities connect back to a central plant through a utility service tunnel running about a kilometre along the campus spine. The ELV scope here was unusually broad because a campus needs teaching technology as well as building services.

That side of the work teaches you what actually fails after handover, which changes how you review a design.

  • Attock Oil head office, Islamabad. Corporate head office building with executive floors, meeting and conference rooms, server and telecom rooms and a security control room. Uptime is the whole job here, since a fault during working hours stops the business.
  • International Islamic University, Islamabad. University campus covering academic blocks, lecture halls, laboratories, library, administration buildings and student facilities, with campus wide cabling and network distribution between buildings.
  • Luxury hotel. Guest rooms, corridors, lobby and public areas, food and beverage outlets, banquet and conference facilities, back of house and plant rooms, with guest facing systems that have to stay invisible and silent.

What I was responsible for

  • Running operation, preventive maintenance and fault rectification across all three sites for fire alarm, BMS, access control, CCTV, public address, structured cabling and IP network infrastructure.
  • Supervising the structured cabling backbone and active network upgrade including switch replacement, VLAN segregation and improved wireless coverage across guest, academic and back of house areas.
  • Integrating BMS and metering data over BACnet to a central monitoring platform, which improved alarm visibility and energy reporting.
  • Cutting critical downtime by twenty percent through a revised preventive maintenance programme, a spare parts strategy and a clear fault escalation route.
  • Planning maintenance windows around occupancy, so corporate work happened outside office hours, campus work fell in semester breaks and hotel work avoided peak occupancy.
  • Reviewing contractor submittals, method statements and as built documentation for modification works and keeping the asset register current.
  • Enforcing permit to work and lock out tag out procedures for every intervention in a live operating environment.
